LIVEEN is a residential developer. We find land, take it through planning, design and build, and deliver living spaces in Spain's main urban markets.
Three ways we create value
One developer, three routes to market.
Each site is different, so we choose the route that fits the land, the city and the moment — rather than forcing every project into one mould.
Entitle and sell
We acquire land, take it through the planning process, and sell the entitled plot. It is the fastest route and keeps our capital moving.
Build and sell
We design and build homes, then sell them to residents. This is our main route and the one we are starting with.
Build and hold for rent
Over time, we plan to keep selected developments as long-term rental homes. This comes later, once our first projects are delivered.

Madrid, Barcelona, Valencia, Málaga, Sevilla.
These five markets share one thing: demand for housing is structural, and new supply has not kept up. We pay particular attention to the well-connected towns around each city, where land is often more accessible and the same demand exists.
Every city is different, with its own planning rules, prices and buyers. We treat each as its own market and assess each site on its own merits.

We serve several customer groups and age ranges on purpose — young professionals, growing families, people moving up, and those looking for a second home. Social mobility is not an accident. It is a design choice.
